Rentolease has experience in house letting since 1988 and our clients range from local companies to investment landlords, people moving abroad or being transferred, second home owners, banks and National Businesses. We manage numerious properties throughout the West of Scotland from Greenock to Cumnock from Executive properties to small apartments to country farm houses, catering our service to each landlords requirements and needs.

SERVICE

Our service includes advertising the property for let within our two town centre offices and on our web page and circulating details to prospective tenants on our register, interviewing applicants and obtaining references to included confirmation of salary, employers reference, landlord and personal check. In additional we instruct a credit check to include electrol roll registration, details of court judgement, details of payment performance including financial and Insurance defaults and debt collection indicators. We collect rent in advance and deposit (equal to one months rent) draw up the lease document and notices to comply with the Housing Scotland (Act) 1988, prepare an Inventory of Contents, inspect the property during and at termination of the lease.

We arrange Gas Safety Checks for the property in order to comply with the Gas Safety ( Installations and Use) Regulations 1994, arrange Electrical Safety checks and inform landlords regarding the Fire Safety Regulation. In addition we will instruct repairs to landlord's specifications, prepare annual tax statements, arrange and handle Insurance claims, and in general manage the day to day running of the property on behalf of you the landlord

  • The Electrical Equipment (Safety) Regulation 1994

Failure to comply with the regulations may jeopardies the life of your tenant and lead to prosecution with penalties of imprisonment or fines up to £5000.
