Tenant Requirements – A non-refundable cash/debit card administration charge is payable by the tenant in the amount of £35 inc VAT. In the case of joint-tenancies the charge will be £55 inc VAT for two applications. The minimum age we accept for a tenant is 21. The tenant must complete a search questionnaire that will check all references and credit records. Deposit – A full cash/debit card deposit is required to hold a property. The deposit is equal to one months rent. Unfortunately we no longer accept cheques as payment for either the deposit or administration charge. Rent – The rent will be paid by cash, bankers draft or building society cheque on the date of entry to the property and by standing order monthly thereafter. Rents are due on or before the due date and should be made payable to Rentolease. Length of Lease – All properties are available for a minimum period of six months (Except otherwise stated). Insurance – The landlord is responsible for insuring their belongings and the building but the tenant must hold Insurance that the landlord or his agent considers adequate to protect the tenant’s, fixtures and fittings at the property. Household Bills – The rental does not include gas, television licence, electricity or council tax and Rentolease will register all incoming tenants with the utility companies and local council. If the tenant requires a telephone connection they must make their own arrangements with BT.
